Im 30yrs old, have good credit, will have all of my credit card debt paid off in a few months. That leaves me with only my car payment and student loan payments (500 a month).

my lease on the apt isnt up until june and I would like to stay until sept or oct b/c i hear you get better deals after summer is over.

Go to the bank and see what kind of a loan you can afford so you can start looking into houses in your price range.

start by getting pre-qualified for a loan, so you'll know what price range to look at.

BUY BEFORE JUNE 1, of this year, you will qualify for the new homeowner stimulus of up to $7500!!! You claim it on your next year taxes, or amended taxes, it's an interest free loan, and after 12 years (if you stay in your home) it will add about $6 to your mortgage.

it is a hell of a deal, I am closing Friday, and waited to do my taxes so I can claim this credit.

BTW< it is ON TOP of what you would normally get. But it was only from April 9, 2008 - JUne 1,2009.

      So get get get it!!!!

***To actually answer your question..hmm hmm… go to a lender, get your credit ran, and if there are problems that need to be taken care of you will have plenty of time to do it, I believe a approval last about six months before you have to get another one. After you get "approved" YEAY!! Start looking for your dream home, this will take some time also, you will probably look at 100 homes until you make a decision. trust me, I've done more than that.
