im buying a house in florida and need to break lease where i rent. are there any loopholes in lease to save me

landlady didnt write new lease when we renewed, just changed the date and we both signed original lease from last yr. Number 22 on lease specifically states "a new lease is required for each year." Is this a loophole that will save me from having to pay for each month from now until next April?

      No loopholes, fella. You'll have to pay the rent per the terms of the lease in order to break it. Sorry.

      No, that is not a loophole. You clearly intended to renew, and the fact that a new piece of paper wasn't signed won't get you out of your lease. How would you feel if your landlady had decided to rent to someone else and she used the "didn't sign a new lease" as grounds?

      You are obligated to fulfill the terms of the lease until and unless the landlady either lets you out of the lease (get it in writing) or re-rents the unit. Have a talk with her and see what she can do for you. Bear in mind that she doesn't have to do anything.

      LOL that's funny, leases NEVER contain loopholes. Basically you have renewed for another year, just because she changed the dates doesn't make it any less effective than if you'd signed a new lease. Sorry but that's not a loop hole. Most leases charge a large lease breaking penalty so you better read the section on terminating or breaking the lease. If you vacate you are responsible for the lease thru the end of the term. Just give your required amount of notice to vacate and leave the place neat and clean. And look to buy a house closer to the end of your lease term, remember, looking for a house to buy, get your offer accepted and close can take up to 6 months. Breaking your lease with your landlord if she gets a judgment against you will prevent you from getting a home loan.

      Nope. If you signed a lease you signed a lease. Its a new lease since you signed it. It means you agreed to the terms of the lease again, that you and the landlady didn't see any changes to it that needed to be made.
