      You are making more complicated than it is.
      You want to sell land, and you are looking for buyers. The MLS system works great. If you are sure that it is suitable for certain use, e.g.: biodiesel (I believe you mean corn farming), go for it an put it in the description, but then you are standing behind, in all effect guaranteeing suitability for certain use.

      If a buyer, for whatever reason, is looking for land, the MLS is where s/he would go.

      Above an beyond that, you can market the listing on green or biodiesel media such as Cable shows, print media, and internet (blogs and sites).
