I’m not talking about converting a home into multiple units, or starting a work-from home- business.. but that’s the only information I can seem to find!
I am talking about buying a small bungalow in our neighborhood and using it as a retail store, and art class studio. There are many businesses in our area opened inside of homes, but no matter who I try to contact I cant seem to get the right person or the right information.
There are several properties I am prepared to make an offer on, but I need to know that they can be zoned retail before hand, and I cant find any resources, and never get the right person when I ask the city.
Anyone have any advice or tips?
We live in Ogden, Utah.. if that helps.

I think a lawyer would be your best bet, though you may have already tried this.. or the local area chamber of commerce.

Hmmm, maybe a lawyer can help - several came up when I “googled” it.
If there are several businesses that are operating in the area, maybe one of them can tell you how they got zoning changed.

a; this is actually very common.
b; make any offer to buy a property CONDITIONAL on getting
zoning changes applicable to C2, retail. [or whatever it
is in your preferred community].
c; visit the zoning dept and ask what is required to change
the zoning to accommodate STORAGE of inventory; that is
almost the only need you have that you can’t do out of
a home.
d; as stupid as this might sound, have you visited the area
where you want to buy and sought out a zoned space for
sale? or rent? if so, perhaps the owner will offer
a lease purchase? or, a direct purchase.
in most communities, empty commercial buildings
stand available for what you want; thus, no need to
seek zoning changes.
May I ask, whom within the city, have you been asking?
in municipalities, the right hand rarely knows what the
left hand is doing.
